Occupying a mooring in a stunning coastal location within Bembridge Harbour, where there are wonderful coastal walks to Priory Bay and the beaches beyond, with the neighbouring downland and nature reserve all within easy access. Aphrodite is a fascinating American riverboat with comfortable accommodation extending to four bedrooms and two bathrooms, including a brilliant open plan living space and substantial rooftop terrace with plumbing for a hot tub, kitchen area and plenty of space for outdoor dining and entertaining. The internal spaces are cleverly worked to provide particularly comfortable double bedrooms with integrated storage and rooms all enjoying direct outlooks over the harbour surroundings.

Aphrodite Houseboat is located on Bembridge Harbour with direct access to the sand dunes of the Duver and a family-friendly beach. The small but vibrant village of St Helens has a village shop, two restaurants and a pub together with an antiquarian bookshop and excellent access to nearby Bembridge Harbour. There are extensive mooring facilities and sailing clubs at Bembridge and Brading Haven nearby. Bembridge village offers a good range of shops, cafes and restaurants in addition to an excellent fishmongers, butchers and farm shop. There is easy access to a range of more extensive facilities and mainland transport links at Ryde (approximately 3 miles away) as well as a number of good beaches, including Bembridge and Priory Bay.

Accommodation

Entrance
Stepping from the pontoon to the boat, there is a large decked area with seating and balustrades with canvas dodgers to provide privacy. The decks are treated with a non slip coating and provide an excellent outdoor space at each end of the boat.

Open Plan Living Area/Kitchen
A superb triple aspect room incorporating a well-equipped kitchen with electric oven, hob and extractor over, a double bowl stainless steel sink with mixer tap over, space and plumbing for a dishwasher and American style fridge/freezer. There is a built in dining table matching the kitchen and a large sitting area currently arranged with ‘L-shaped’ sofa and wall unit housing flat screen TV (available by separate negotiation). All windows offer an excellent harbour outlook.

Bedroom 1
With pocket door, ceiling fan, integrated speakers and plenty of storage, this principal bedroom enjoys and ensuite shower room with shower and W.C. and space and plumbing for washing machine and tumble dryer. There are sliding patio doors onto a private deck at the rear.

Bedroom 2
A raised double bedroom with built in wardrobe storage and window overlooking the side.

Family Shower Room
With twin glass sinks and mixer taps over, shower, electric W.C. and tall clothing cupboard.

Are accessed through a pocket door and down two steps to a communal space with vanity unit contemporary sink and double bedroom cabins either side.

Outside
In addition to the enclosed decks to the front and rear, there are also two sets of stairs rising to a superb open plan roof terraced deck enjoying incredible panoramic 360* views of the wonderful surroundings. There is space and plumbing for a large hot tub and kitchenette/breakfast bar area for outdoor entertaining and dining as well as plenty of space for sun loungers, outdoor sofas and dining tables. There are various storage bins within the deck as well as outdoor cupboards providing ample storage and spaces to keep bikes, kayaks, paddleboards etc.

Tenure
The houseboat currently occupies a temporary mooring at Bembridge Harbour at a cost of £5,768 per annum to include mooring fees and fresh water. Currently this space is managed and owned by Bembridge Harbour Authority on a rolling contract with parking available in the marina as well as further facilities.

Miscellaneous
Contents and furniture as well as the hot tub are all available by separate negotiation.

Services
Electric heating/air conditioning and kitchen appliances. Electricity and water are all connectable to the shore, however there is a diesel generator (not used by current owners) and large water tank and drainage is facilitated with a large foul water tank, to be extracted as required.
