Get ready to sell or let with Gabriele Langer Interior Design

Our homes are an extension of ourselves and it is often difficult to be impartial and see your home from the perspective of a potential purchaser or tenant. To help, Gabi of Gabriele Langer Interior Design has given some pointers to set you in the right direction.

1. First impressions are key!
Clear and clean the approach to the property’s front door.
Think about the garden and driveway of a house, or simply the front door and entrance hall of an apartment.

2. Welcoming
Make sure your property looks fresh and welcoming. If you are considering redecorating any areas, ensure you keep to a plain, neutral palette and if carpets are looking sad, consider a professional carpet cleaner.

3. Space
Move furniture so rooms look as spacious as possible – think about removing the smaller pieces (the odd little table or chair) that don’t really serve a purpose.

4. Don’t forget about your garden
Make sure it is clear, sort out any outbuildings or sheds so they are accessible. Consider a gardener helping for a day or two, they will know exactly what can stay and are a handy pair of extra hands.

Highlight the seating/dining areas with garden furniture or a barbecue – it is an extra room to your property!

5. Privacy
If you feel you are overlooked; a quick fix is to add some trellis to the top of an existing fence.

6. Time to tidy
Ensure those “out of sight, out of mind” areas are in order, buyers scrutinise every area and if serious about purchasing, may well wish to see the size of the loft or inside the airing cupboard. Putting items in storage boxes will make the area tidy and also assist you when moving.

7. Looked after?
Knowing a property has been cared for gives reassurance to prospective purchasers or tenants – neglected the spare bathroom or the oven recently? Give it a thorough clean or hire a professional to come for the day to help.

8. Boring but necessary…
Ensure all paperwork is in order to be able to provide your agent with any necessary information, with ease (boiler certificate, building reg. certificates etc.).
